Teratai Living was founded in Kuala Lumpur by people who had grown quietly frustrated with property offerings that treated accommodation as commodity — interchangeable units without history, personality, or care.
The name comes from the lotus flower (teratai), which grows from still water with an unhurried grace. It captures the spirit we try to bring to everything we do: patience, elegance, and a deep respect for natural order.
Our founders spent years working in architecture, heritage conservation, and residential property before deciding that the most meaningful contribution they could make was to bring distinctive residences — buildings with real histories and real character — into the hands of people who would appreciate them.
Today, Teratai Living manages a carefully assembled portfolio of rental properties across Kuala Lumpur's most culturally significant precincts. Each one has been personally visited, assessed, and prepared to a standard that we would be comfortable living in ourselves.

Azlan manages relationships with property owners and conducts detailed assessments before any residence joins the portfolio. His background in residential property spans fifteen years across the Klang Valley.
Siti Wulandari
Siti coordinates the resident journey from first enquiry through to move-in and ongoing tenancy. She previously worked in corporate relocation services and brings a calm, methodical approach to the process.
How We Assess & Maintain Each Property
Every residence in our care is subject to a structured review process before it is offered and while it is tenanted.
Architectural Assessment
Each property is visited and assessed by our team for structural integrity, character, and condition before joining the portfolio. We work with certified building inspectors where appropriate.
Preparation Standards
Prior to each new tenancy, properties undergo a thorough preparation review covering deep cleaning, maintenance checks, appliance testing, and linen and equipment inventory.
Privacy & Data Protection
Resident information is held in confidence and processed in accordance with Malaysia's Personal Data Protection Act (PDPA 2010). We do not share resident details with third parties without consent.
Ongoing Support
During tenancy, residents have access to a dedicated point of contact for any property-related concerns. Response times are typically within four business hours for routine matters.
Transparent Documentation
All rental agreements are prepared in clear, plain language. We encourage prospective tenants to review terms at their own pace and consult legal advisors where relevant.
